If your criteria are realistic and within our service area, we’ll likely enthusiastically accept your submission right away.
If your criteria are intentionally impossible (e.g., “I want a 10-bedroom condo for $300K”), or if the request is submitted solely to try to trigger the $1,000 payout, we will decline the submission.

1. Eligibility
Participants must be genuine prospective home buyers considering a purchase within 12 months.
Submissions clearly intended just to trigger the $1,000 guarantee in bad faith are disqualified.
One submission per household/device/IP every 12 months. If your criteria changes over time while we are working together, we absolutely WILL provide you with new off-market homes for you to consider. Acceptance of your submission into the challenge is at our sole discretion.
2. Service Area
Criteria must fall within regions served by The Simone Team.
Primary area: Santa Clara County
But we often expand into nearby Bay Area counties.
Submissions outside these areas may be rejected or require extra challenge approval.
3. Valid Criteria Requirement
We may request clarification or adjustments if criteria are overly narrow, unrealistic, or contradictory.
If necessary, we may include nearby zip codes or bordering neighborhoods that naturally align with your criteria. The 72-hour timer begins only after we approve the submission, confirm the criteria are reasonable, and send you an acceptance confirmation email stating that the 72hr clock has begun.
4. 72-Hour Timing
The timer does not begin upon form submission.
It begins only after we review and approve your criteria.
Once approved, you will receive a timestamped confirmation email when the 72-hour clock officially begins. Until you receive our email stating the 72-hour clock has officially begun, the timer has not started.
5. Deliverable Definition
A qualifying delivery consists of a list of 500 or more property profiles matching your approved criteria, including:

Off-market indicator (vacant, inherited, pre-foreclosure, bank-owned, absentee, tax-lien, Secret off-market for sale, etc.)
These are not represented as active listings or as properties currently for sale. The high majority of these will NOT currently be “on the market” and/or advertised as For Sale to the general public. Although unlikely, it is possible that some of the properties could currently be listed and advertised as for sale, or become listed and advertised for sale. Since we cannot control if/when a homeowner puts their home on the market, any home that we send you on the list of 500+ that currently IS on the market will count towards our 500 property deliverable. For example, if we send you the list of 500 properties and it just so happens that now 10 or 15 of those have been put on the public market for sale, those will still count towards our 500 property deliverable promise.
6. Guarantee Conditions
The $1,000 payout applies only if:

We are unable to provide 500 or more matching property profiles
Failure to meet all conditions voids the guarantee.
7. Privacy Protection
Full street numbers, owner names, occupancy details, and contact information are not provided. If you end up working with us to purchase a home, we will obviously be able to give you the full street address and you and I will visit the property together to see if you are interested in buying it.
8. Limitation of Liability
Maximum liability for this challenge is $1,000.
No additional damages, claims, or obligations apply.
9. No Contract or Agency Relationship
Participation does not create a client relationship.
You are not required to use The Simone Team for buyer representation.
If you choose to work with us, a separate buyer-agent agreement will be established at your discretion.
